Lakefront real estate on Lake Orion has always been a good investment. Comparing year to year really isn't a very accurate barometer (not enough sales- 1 or 2 extremely high or low sales can skew the numbers), so I went back 6 years. First I will compare last 2 years (2023 and 2024) to 5 years previous (2018). Second I will have a breakdown of sales for each year, and after I learn how to display the IDX I should have a feed showing a more detailed display with photos for both sold and active listings.
Both 2023 and 2018 showed 24 lakefront/canal front sales on Lake Orion (per RealComp MLS). There were 25 sales in 2024. In 2018 the prices ranged from $277,500-$784,000. In 2023 the sales prices ranged from $240,000-$1,550,000. In 2024 prices ranged from $400,000-$1,270,000. In 2018 only 17% of the sales were over $500,000, whereas 84% of the sales in 2024 were over $500K. In fact 36% of the sales in 2024 were higher than the highest price in 2018.
In 2022 there were 20 sales ranging in price from $302,500-$1,310,000. 1 sale over a million, 1 in the $900's, 4 in the $800's, 6 in the $700's, 2 in the $600's, 3 in the $500's, 1 in the $400's and 2 in the $300's.
There were 36 sales in 2021 ranging from $325,000-$1,410,000. There were 5 sales over a million, 1 in the $800's, 6 in the $700's, 5 in the $600's, 3 in the $500's, 10 in the $400's and 6 in the $300's.
