North Oakland County Home Sales

North Oakland County Michigan real estate sales are a pretty mixed bag of goods- unit sales last year were down about 18%, but prices were up again. So far this year (1st quarter, 2024) sales units are down a bit but prices are up enough that volume sales are up a couple million dollars.

Even with high interest rates, North Oakland County real estate is still a great investment. The average sales price so far this year is $463,299. The average sales price the first quarter of 2020 was $334,592- a 28% increase in price, or $128,707. That's an increase in price; the increase on your initial investment is much greater. If you bought the house in 2020 for $335K and put 20% down ($67,000) and sold in 2024 for $463K you more than doubled your initial investment.

Right now, inventory (active listings) are low which are keeping the prices high. On 4-29-2024 there were 226 active listings and 201 sales pending. Close to the same as last year but way down from 2022. When I checked on 8-16-2022 there were 482 active listings.
